The combined effects of the strong peso and a weakened US dollar had resulted to a "loss" of income of overseas Filipinos (OFs), which includes Overseas Filipino Workers (OFWs).  The "lost" income is 24 Billion Pesos, as compared to 2006 figures, which amount would have gone up to 26 Billion Pesos had not other currencies appreciated against the US dollar as well.

The Pinoy Entrepreneurs blog, if you still haven't noticed, is about, among others, encouraging more Filipinos to become entrepreneurs. It's about stepping out of one's comfort zone and starting one's own business. You could even say it's about stirring up the entrepreneurial spirit, focusing on the positive aspects of entrepreneurship, such that talking about negative matters, topics such as the "entrepreneurial myth," would be a sin.

We have an existing survey on which among two factors is more needed for Philippine progress -- more entrepreneurs or more opportunities. An overwhelming majority (83.3%), to date, says that we need more entrepreneurs. The survey , however, takes into consideration only two factors, which we could argue as constituting a problem -- a roadblock, if you will -- to Philippine progress. We are aware, of course, that the two factors mentioned are grossly inadequate if we are to discuss Philippine progress.

The concept of a real estate mortgage is not new to Pinoy Entrepreneurs, as this is generally required by lending institutions as a security for a loan or debt. In the unfortunate event that the person (known as the "mortgagor") who executes the real estate mortgage (popularly known as "REM" by lawyers and business people) can't pay the loan or debt and the property is foreclosed, is the mortgagor entitled to the bid amount in excess of the load?

The central points are basically similar to the other speech -- hard work, confidence and positive attitude, determination and persistence, control over one's destiny, innovation and entrepreneurship. These speeches also revolve on globalization and the dream of the Philippines creating its own products and competing with the world. I have this feeling that if Mr. Gokongwei would answer our poll on whether we need more entrepreneursor more opportunities, he would likely say that we need more entrepreneurs who are willing and able to create products and services that could compete with the world's products and services, and, in the process, create more opportunities for more Filipinos.)

Mortgages are normal incidents in business transactions. For instance, lending institutions usually require a mortgage to secure a loan obligation obtained by the Pinoy Entrepreneur. There's really no problem if the contract is designated as a mortgage, as the parties are presumed to have understood its terms and conditions. In case a contract is designated as "Deed of Sale," can it be considered as a mortgage? Let's discuss.
